The Objective
Lanark Lifestyles required a comprehensive digital strategy to drive high-quality leads and achieve full occupancy for Phase 2 of their luxury senior apartments. The goal required reaching a new target audience with a longer lifecycle by efficiently attracting qualified buyers near the Ottawa market.
The Strategy
We implemented a multi-channel demand generation strategy spanning SEO, SEM (Google Search), and Meta Paid Ads. The strategy focused on high-intent digital channels, leveraging Google Search to capture consumers actively looking for retirement and residential options in the Perth area. Our focus was delivering highly relevant traffic directly to the sales funnel, minimizing wasted spend on low-intent audiences.
The Results
The strategy achieved the objective of 100% occupancy for Phase 2 by May 2025, directly resulting in 27 unit sales. Efficiency surged as we drove a conversion rate of 3.45% on Google Search—38% higher than the industry benchmark. Furthermore, the overall Cost-Per-Lead (CPL) was $47.96, which is 68% lower than the industry average. Organic website visibility also increased by 16%, moving 11 key terms into the top 3 search positions.
